End of lease cleaning costs in Melbourne: prices, carpets and extras
At Pure Spotless Cleaning, end-of-lease cleaning starts at $330 including GST for a studio. Carpet steam cleaning is quoted separately, starting at $49.50 per standard room with a three-room minimum. These are our starting prices, not Melbourne-wide averages or a final quote for your property.

What happens when you add carpet steam cleaning?
Our standard carpet room is approximately 10–15 square metres. At the starting rate, three standard rooms total $148.50 including GST. The three-room minimum applies; larger rooms, access and other requirements need assessment.

Count carpeted rooms separately from bedrooms. A two-bedroom home with a carpeted living room may have three carpet areas; extra or larger living areas need assessment. The three-room minimum also applies when fewer than three standard rooms need steam cleaning. Rooms are approximately 10–15 square metres; larger areas, condition, access and additional work can change the quotation. Your accepted written scope confirms the total and what is included.
We use portable hot-water extraction. Allow roughly 6–8 hours for drying, depending on conditions. Permanent stains may remain. Check carpet and upholstery service details.
Which extras should you mention before requesting a quote?
Tell us about full wall washing, external windows, balconies, patios, heavy build-up, additional appliances, rubbish removal, detailed tile and grout cleaning, or detailed wet wiping of blinds. These items are separately assessed and quoted. Curtains are excluded.

Why do access and property condition matter?
Two homes with the same bedroom count can need different work. Include extra living areas, storeys, stairs, lift bookings, parking restrictions and photographs showing the current condition. This lets us assess the work and explain the scope before you agree.

Do garage floors or pavers cost extra?
Residential pressure cleaning is individually quoted after surface and drainage assessment. Send wide and close photographs, approximate area, water access and drainage details. Suitable garage floors must be empty. Timber decking, painted or coated surfaces, re-sanding and sealing are excluded. We do not guarantee complete stain removal.
Does the price include a bond refund guarantee?
No. Our Bond Back Guarantee concerns eligible re-cleaning of items in the accepted quotation; it does not guarantee a bond refund.
