Pre-sale cleaning checklist for Melbourne property photos and open homes
Planning a sale campaign? Start with the photography date and work backwards. Agree which areas need cleaning, make those areas accessible and leave time for any wet surfaces or carpet to dry before the photographer arrives. A short written brief helps the vendor, agent and cleaner work towards the same deadline.
Preparing for photography or an open home? Send your suburb, property size, condition photos and campaign deadline. We assess the requested cleaning and confirm the scope, availability and quotation before booking.
1. Put the appointments in one place
List the dates for repairs, removals, styling, cleaning, photography and the first inspection. Share the sequence before confirming the clean. Ask each provider which tasks could leave dust, packaging or footprints, and discuss how to avoid redoing work.
An empty property and an occupied home need different preparation. If people are still living in the home, agree which rooms must be ready first and how they will be kept accessible on cleaning day.
2. Walk through the home as a buyer would
Start at the entrance, then follow the route through the living areas, kitchen, bathrooms and bedrooms. Write down visible priorities instead of asking for “everything”. Photograph the areas you want assessed and identify any delicate, damaged or difficult-to-reach surfaces.
For each room, record:
- The area or surface that needs attention.
- Whether belongings or furniture restrict access.
- Any known damage or special care instructions.
- Whether it must be ready for photography or a later inspection.
Cleaning can improve presentation, but it is not a repair service and does not promise a higher sale price.
3. Separate preparation from the cleaning scope
Choose who will pack personal items, clear work surfaces and organise belongings. Arrange styling and furniture decisions separately. Having those decisions made before the appointment lets the cleaner assess the areas that are actually accessible.
Review our pre-sale cleaning inclusions and exclusions, then check your written quotation before assuming an appliance, window, carpet or outdoor area is included. Mark optional items clearly so you can decide which work fits the property’s needs and budget.
4. Plan access and drying time
Nominate one person to arrange keys and answer questions on the day. Include parking instructions, stairs, lifts and any building access arrangements. Confirm how the cleaner will enter and who will secure the property afterwards.
If you are considering carpet steam cleaning, discuss the photography deadline before booking. Avoid scheduling photography immediately after wet cleaning; drying varies with the material and conditions.
5. Give the agent and cleaner a usable brief
Use this short checklist when requesting a quote:
- Melbourne suburb and property size.
- Occupied or vacant status.
- Photos of the rooms and priority areas.
- Work requested and optional items to assess.
- Photography and inspection deadlines.
- Contact person, access arrangements and quotation approver.
Keep changes in one written thread so everyone knows which scope has been accepted. If an appointment changes, notify the other providers before assuming their availability has changed too.
Questions vendors and agents often ask
How far ahead should we book?
Enquire once the campaign dates are known. Availability needs confirmation, so do not treat a quote request as a reserved appointment.
Can cleaning guarantee that marks disappear?
No. Existing damage or permanent staining may remain. Identify concerns during the quotation process so expectations are clear.
Is a pre-sale clean the same as an end-of-lease clean?
No. A pre-sale clean prepares the agreed rooms and surfaces for photography and inspections; decluttering, property styling and repairs are excluded. An end-of-lease clean prepares a rental for handover under its agreed cleaning scope. Tell us whether the property is being sold or returned to the rental provider, and which areas need attention, so the appropriate work can be quoted in writing.
